NORTHFIELD -- The Commonwealth of Massachusetts paid $160,000 for a parcel of Northfield land in June, topping a month in which only four of 12 recorded sales carried disclosed prices and financial institutions appeared as either buyer or seller in at least four transactions.

  • Twelve deeds were recorded in Northfield between May 31 and June 29, 2026, but only four carried disclosed consideration amounts, limiting the picture of true market activity. Among those four, prices ranged from $32,000 to $160,000, with a median of $87,875. The raw transaction count of 12 suggests a modestly active month on paper; the high share of undisclosed prices — eight of 12 sales — makes it difficult to draw firm conclusions about overall market conditions.

  • The highest disclosed sale, at $160,000, was a parcel with no street address listed in the deed data, sold by Keith G. and Luanne P. Lyman to the Massachusetts Department of Conservation and Recreation on June 9. The transfer suggests the land may have conservation or recreational value, though the deed data does not specify the parcel's nature or acreage. At 184 Winchester Road, Workers Federal Credit Union paid $135,750 on June 3, acquiring the property from Melissa A. Barton. Franklin First Federal Credit Union purchased 387 South Mountain Road for $40,000 on June 8 from Duane E. and Vanessa J. Towne, and Greenfield Savings Bank acquired 129 School St. for $32,000 on June 8 from Andrew Sheldon Page.

  • Birnam Road was the only street to appear more than once in the month's deed records, with transactions at both 91 Birnam Road (Cynthia M. Knudsen to Deborah L. Johnson, price not disclosed, June 4) and 177 Birnam Road (Leslie G. Bridges to East Northfield Water Co., price not disclosed, June 2). East Northfield Water Co. also acquired 16 West Lane on June 2 from Judith Barker, price not disclosed, giving the utility two recorded acquisitions in the period. Among the four sales with disclosed prices, two fell under $50,000, one came in at $135,750, and one reached $160,000; no sales were recorded in the $50,000–$135,000 range.

Banks or credit unions appeared as the buyer or seller in at least five of the 12 transactions: Greenfield Savings Bank sold 646 Mount Hermon Station Road and 83 Captain Beers Plain Road and purchased 129 School St.; Franklin First Federal Credit Union purchased 387 South Mountain Road; and Workers Federal Credit Union purchased 184 Winchester Road. The transfer at 940 Millers Falls Road — from Tyler D. Godfrey to Lisa M. Crowningshield and Lisa M. Godfrey — reflects a shared surname between grantor and grantee, a pattern sometimes associated with intra-family transfers, though the deed data does not confirm that. No price was disclosed for that transaction.
