NORTHFIELD -- Thirteen property transfers were recorded in Northfield over the past month, but only four listed a sale price, with the top disclosed sale reaching $600,000 on Main Street.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded 13 property transfers in Northfield between June 26 and July 25. Of those, four included a disclosed consideration amount, ranging from $200,000 to $600,000, with a median of $325,000 among the disclosed sales. The remaining nine deeds did not list a sale price, which is common for family transfers, trust transfers and deeds involving banks or mortgage-registration entities. Based on the raw count alone, 13 recorded transfers is a moderate volume of activity for a town Northfield's size over a one-month span; the data provided does not include prior-period figures for comparison.

TOP SALES The highest-priced recorded sale was 173 Main St, which sold for $600,000 on July 7. The seller was listed as Shawn R. Foster and Melissa M. Foster, and the buyer was Citizens Bank NA. The second-highest was 304 Millers Falls Rd, which sold for $400,000 on June 29; the seller was Robert F. Fuller and Diane M. Fuller, and the buyer was Greenfield Cooperative Bank. At 78 Main St, the property sold for $250,000 on July 9, with Paula M. Quinn as seller and Stacy L. Quinn and Michael J. Quinn as buyers. The lowest of the disclosed sales was 109 Hinsdale Rd, which sold for $200,000 on July 1; the seller was Janet M. Kelley and the buyer was Greenfield Cooperative Bank. Beds, baths and square footage were not available in the deed records for any of these transactions.

Separately, four transfers -- 14 Kidder Ct, 88 Maple St, 1 Parker Ave and 78 Main St -- listed Paula M. Quinn as seller or as personal representative of the estate of David G. Quinn Jr., with buyers including other Quinn family members and Theresa Quinn Tsipenyuck; all four were recorded on July 9. A separate transfer at 871 Old Wendell Rd moved the property from Dorothy S. Parrill to the Dorothy S. Parrill Revocable Trust.
