Northfield sales data thin on pricing as bank-related transactions dominate late summer

Eleven Northfield properties sold between Aug. 28 and Sept. 26, but only four carried a recorded sale price, ranging from $31,000 to $65,000 with a median of $50,000. The top recorded sale was 213 Birnam Rd at $65,000. All four priced sales involved a bank or lending institution as buyer, and the remaining seven transactions, including a farm-credit sale to Nourse Farms Inc. and a land transfer to Mount Grace Land Conservation Trust, have no price on file yet. With most of the period's sales still unpriced, the data does not yet support a read on overall market tone.
